Monika: Juan, why another massage studio in addition to the Sensual Lounge in Zurich?

Juan: Bubikon is my new home, and I live in the same apartment where I now offer massages. So it's not a traditional massage studio, and there are several reasons for this decision.

Monika: What reasons?

Juan: Before I opened the studio in Zurich, I had a beautiful, large apartment in addition to the massage studio, where I also received clients. The private atmosphere, the special intimacy of a private apartment, and the discretion were greatly appreciated. I only received women and couples there, which is how I operate in Bubikon now as well. I am also alone there, so I don't have any women working with me, which is a significant difference from Zurich Oerlikon.

Monika: Why in Bubikon and not in Zurich?

Juan: Zurich no longer appeals to me in many ways. Politics, traffic, price levels; I just wanted to stay close to the city, but not in the city itself. Bubikon wasn't on my radar; it was pure coincidence that my search filter on the housing market suggested this apartment there.

Monika: Coincidence, how so?

Juan: Bubikon wasn't included in my search criteria, which included the floor plan of the apartment and the possibility of clearly separating the living and working areas. Since I openly and directly informed the providers of various apartments in the Zurich area about my plans, I promptly received only rejections, and I didn't even have to bother with details such as distance, location, and so on.

Monika: And in Bubikon it was different?

Juan: Yes, I only realized that the apartment was in Bubikon when I received positive feedback from the owner and we arranged a viewing. It was only after the viewing that I looked into accessibility, public transport links, location, and surroundings.

After submitting my application, including my business plan and plans, I once again received positive feedback, and within a short time, the contract was signed in mid-March 2025, with move-in date set for April 1, 2025. I agreed to the desired conditions, such as additional costs for the apartment and a second underground parking space for customers. Everything went smoothly, too smoothly, as it turned out.

Monika: What happened?

Juan: Two days after signing the contract, the owners of the property, the owner himself, wanted to withdraw from the contract!

Monika: But isn't a contract like that binding for both parties?

Juan: For the owners, YES, the tenant can withdraw within two weeks.

Monika: What happened next?

Juan: The owner, who is also the landlord, refused to hand over the keys, so this had to be enforced by a court ruling. After all, the move and everything else had already been planned, and it was a private apartment and not just the massage business.

Monika: That's unbelievable! What happened then?

Juan: Yes, it was truly a worst-case scenario! I don't want to comment further on what happened there.

Monika: But you didn't open until October 27, 2025. Why so much later?

Juan: Because the owners didn't stick to the contractual agreements and turned against me. After a long back-and-forth with high legal fees, a lot of stress and hassle, the owners were ultimately unable to do anything against me, partly because the municipality itself stood behind me.

Monika: And what happened next?

Juan: Bubikon is located in a region that I was previously unfamiliar with. To many who see and read about it, I am a stranger. Even the neighbors were against my plan and wanted to prevent it, even though they weren't fully informed. All you hear and read about is "eroticism," "sex trade," "tantra," and there are many prejudices, mainly due to ignorance and a lack of information. I informed my neighbors in the building in advance, and once again it became clear that when you put a face to the story, when someone real stands in front of you, and when that person isn't as strange as you might have imagined, there is suddenly a lot of understanding, sympathy, and even empathy. The easiest way to dispel prejudices is to approach people personally and take the initiative.

Monika: And how did you get started?

Juan: It will take some time before I can say that for sure. For a woman, it is important to build trust and feel safe; discretion, understanding, cleanliness, and safety are required. All of this must first be established and perceived. I think it is also a big step for someone who does not know me yet. I offer a variety of conventional, non-erotic massages. Customers may be hesitant because they know that erotic massages are also offered. The question arises: "Can Juan also give 'normal' massages?"

Monika: Can you do that too?

Juan: Yes, I have several diplomas in various massage techniques. In Bubikon, there is a comfortable, heated massage table in a beautiful, warm, and lovingly furnished room. Because I also give erotic massages, I can be even more considerate and distant toward clients who want a conventional massage than women are used to from a male masseur.

Monika: What's next?

Juan: Be patient, communicate openly, advertise, inform. I offer greatly reduced prices in Bubikon so that people can get to know me and try out my services. I also always offer fair prices for students and women who are in difficult financial situations.

Monika: What are your plans in Zurich?

Juan: I don't know what the future will bring. At the moment, I can see women and couples in Bubikon and Zurich. For those who prefer the city, I am there, but others may not want to drive to Zurich, and public transport is also very difficult in that city at the moment. From that point of view, Bubikon offers an alternative. Good train connections, customer parking in the underground garage, anonymous access with a code that can be entered into the appropriate device—everything is very simple and straightforward.
